General Management & Operational Engagements

Our firm currently operates a number of hotels, motels, resorts, and leisure-time projects on long term and/or short term contracts. We also act in an advisory role to owners/operators. Our General Management and Operational teams are fully trained.

Our consultants may perform operational reviews designed to improve cost efficiency, service effectiveness and bottom-line profitability.

This may include an in depth organizational study and review which will assist organizations in planning, organizing, and delivery of the service.

We can also assist in mergers and acquisitions, and we provide services to aid buyers or sellers in identifying, evaluating, acquiring, and integrating new organizations through the following systems;

1. Purchase acquisition studies to evaluate operations.
2. Management (and future systems).
3. Determine the merits of a potential purchase.
4. Divestiture packages to assist in the selling of a component of a business or the entire business.

Market and Feasibility Studies

These studies examine the likely demand for a facility or service after consideration of existing and potential supply and related market factors. An analysis and comparison of a proposed project's cost and capital outlay in relation to its anticipated returns and benefits may also be included. Studies such as these have been completed for corporate and trade hotels, motels, inns, restaurants, night clubs, fast food outlets, recreational projects, ski, golf, and fitness clubs.

Business Plans & Financial Analysis

For either the new business or refinancing, we can prepare business plans in support of a loan application. Typically, these plans include:

1. Project description including site analysis.
2. Management and ownership reviews.
3. Marketing plans and strategies.
4. Proposed financing packages and structures.
5. Financial and capital cost projections.

Projections of future operating results and cash flows for investment decisions will be performed to analyze the effects of alternative business plans. Cash flow projections to can also be used to measure a project's ability to service debt. Cash flow modeling can be performed to assist management in planning and meeting working capital requirements.

Asset Valuations & Sale of Assets

Our professionals hold valuation degrees, including A.A.C.I. and M.I.M.A.. Our professionals have had many years experience in the evaluation of hospitality properties. We can provide the client with an Informal Opinion of Value, a Formal Letter of Opinion, a Full Narrative Appraisal Report, or a Real Estate Tax Review.

Assisting with the Sale of Assets starts with a review of the security to determine which assets are encumbered and can legally be sold. Full asset inventories are taken. Outside appraisers will be engaged, if required, and a review of their appraisal reports will be undertaken. An information package will be prepared with a standard form offer. We will explore sales opportunities through the public tender process and, if the results are unsatisfactory, we will explore sales opportunities with direct marketing.

Asset Management, Turnaround, & Financial Monitoring

The 1990's forced many financial institutions and private lenders to call upon our operational expertise and professionalism in dealing with accountants, lawyers, and owners in problem situations. We currently operate, monitor, or evaluate hospitality properties experiencing financial difficulties. Assistance to Business in Financial Difficulty

These engagements may be conducted for company management and owners, lending institutions, or creditors. We will start with an examination of financial and marketing aspects of the business, as well as the operational capabilities of management.

Our consultants will develop 'turnaround' plans, implement the steps, and reorganize as necessary to return the company to financial stability. We will then provide monitoring assistance for owners, senior management, or lending institutions to ensure that the turnaround plan is effectively implemented.

Human Resources & Training Assignments

Our engagements in this area are aimed at improving productivity and performance. We have the capacity to tailor programs to meet client needs and to ensure results back on the job. Our services include the designation and delivery of specialized skills programs together with specialized management evaluation and training programs. We will assess and determine manpower requirements and training needs, and develop, with the client, a program that meets the needs of government funded training programs. Each training program will include such services as:

2. Management/Employee hiring assistance.
3. Train the trainer sessions for in-house.
4. Responsible Service of Alcohol Program for Management and Employees.
